Here’s something the Lexington title companies won’t tell you: they expect you to drive an hour each way to sign papers in their fancy office. We think that’s backwards.
Eastern KY Title brings the closing to wherever works for you. Your kitchen table in Flemingsburg. Your office in Elizaville. Your tractor seat if that’s what it takes. We’ve literally done closings on the hood of a truck because a farmer couldn’t leave his cattle during calving season.
Buying or selling property in Fleming County isn’t like anywhere else in Kentucky. Between the rolling Bluegrass fields and the timbered Knobs, you’ve got title complications that send corporate title companies scrambling for excuses. Sound familiar?

Great-grandpa died in 1952 without a will. Now there are seventeen cousins in five states who technically own a piece of your family farm. Most title companies see that mess and hand you back your paperwork. We actually know how to untangle it.

Fleming County deeds read like treasure maps: “north to where the old stone fence stood, thence to the large oak stump.” That stump rotted away during the Eisenhower era. We translate these antiquated descriptions into something a title insurer can actually work with.

That old fence? It’s probably not where your deed says. The PVA’s GIS map even warns it’s “not survey accurate.” We’ve seen closings fall apart because someone trusted that map instead of getting a proper survey.
This isn’t some premium add-on service. Mobile closings are just how we work. Same price as if you drove to us—which you won’t, because why would you? We serve all of Fleming County:
The hub of the wheel. It’s where you handle your business—whether that’s at the courthouse, the bank, or the feed store. It’s known as “The Friendly Town,” mostly because everyone already knows your truck by sight.
Home of the Goddard White Covered Bridge—the most photographed spot in the county. It’s the closest thing we have to Hollywood. If you live here, get used to seeing tourists with cameras and easels in your front yard.
If you don’t own a pair of muck boots, you might be in the wrong zip code. Home to the County Fair and serious farming operations. The soil is good, the work is hard, and the cows definitely outnumber the people.
A quiet spot that knows how to relax. It’s a stone’s throw from the reservoirs and perfect for folks who think Flemingsburg is just a little “too busy.” Great views, better neighbors.
Tucked away in the trees where the cell service gets questionable and the privacy is unmatched. Perfect for hunters, hikers, and anyone who prefers their nearest neighbor to be a quarter-mile away.
The high ground – literally and figuratively. Sitting up high on the ridge, this is stable farming country with zero flood risk and serious acreage. Good dirt, good people, and a steady breeze.
The strategic sweet spot. You’re practically in Maysville for the shopping, but you’re still paying Fleming County taxes. It’s the commuter’s dream—close to the river, but far enough away to keep it country.
Defined by winding roads and limestone creeks. It’s got a frontier history and a landscape that hasn’t changed much in 200 years. If you get carsick, take the curves slow; if you want beauty, you’re home.
Eastern KY Title is manned by two folks who spent their careers neck-deep in Kentucky property law:

President/Founder
Former Assistant Attorney General who’s forgotten more about property law than most attorneys ever learn.

Market President/Title Agent
Former Master Commissioner and author of Kentucky Notary Law & Practice, with over 30 years handling real estate transactions from the Outer Bluegrass to international closings in Spain and the Netherlands.
We partnered with Stewart Title for our title insurance backing—they’re one of the largest and most respected underwriters in the country. But unlike the big corporate title companies, we actually answer our phones. And we actually show up where you need us.
FROM THE BLUEGRASS FIELDS TO THE TOP OF THE KNOBS
Don’t worry about finding our office—we find you. We travel the backroads of Flemingsburg, Ewing, and beyond to ensure your closing happens wherever you are most comfortable.
We make it super simple for you to kick things off and start the process of owning your dream property.
Tell us about your property situation. Buying? Selling? Inherited land with a mess of names on the deed? We’ll explain exactly what needs to happen and give you an honest timeline.
We search the records at the Fleming County Courthouse, track down those old deed references, check for mineral right severances, and coordinate surveys if boundary lines are unclear. You get a complete picture of what you’re buying or selling.
We come to you with everything ready. Sign the papers, get your keys, keep your day intact. No traffic. No parking garages. No glass tower conference rooms. Just your property, properly closed.
Find answers to the most common questions about Fleming County real estate. If you can’t find what you’re looking for here, don’t hesitate to contact us.
Within the Flemingsburg city limits, you might be okay with the existing survey if one exists. But anywhere outside of that? Especially if there’s any farm ground or timber? Get a new survey. The GIS maps are explicitly “not survey accurate,” and we’ve seen too many fence line disputes turn into expensive lawsuits.
In the Knobs area of Fleming County, mineral rights were frequently severed from surface rights decades ago. This means you might buy 50 acres and not own what’s underneath it. We check for these old severances as part of every title search. Better to know now than when a drilling company shows up with paperwork.
It’s possible, but it’s not simple. Heir property is one of our specialties. We help families trace the ownership chain, determine who needs to sign, and structure the sale so everyone gets paid properly. It takes patience and experience—and we have both.
You can. But the bank’s title person isn’t checking for your great-aunt’s mineral rights severance from 1947. They’re processing volume. We’re actually reading the deeds and looking for problems before they become your problems.
No. Mobile closings are just how we operate. Same price whether we meet at your kitchen table in Flemingsburg, your office in Ewing, or your back porch in Wallingford.

Fleming County sits in what the old-timers call the Outer Bluegrass, right where the rolling pastures start breaking into the Knobs. If you know the difference between these two terrains, you understand why title work here requires local expertise.

Those gentle, rolling fields perfect for beef cattle—tends to have cleaner title histories. Old families, documented sales, fences that match deed lines. Fleming County ranks among the top beef cattle producers in Kentucky, and those operations have been handed down with proper paperwork.

This is where things get interesting. Steeper terrain, more timber, more likelihood that mineral rights got separated from surface rights back when folks thought there might be coal under every hill. Deed descriptions reference landmarks that haven’t existed in generations.

Three of them: Goddard White, Grange City, and Ringo’s Mill. They’re not just tourist attractions—they’re landmarks that show up in deed descriptions. (And if you’re wondering, yes, you can still drive across Goddard.)

The motto isn’t just marketing—it’s how business actually works here. Handshake agreements still carry weight. But when the auction hammer falls at Chuck Marshall’s or Dream Maker Realty, you need title work that moves fast and holds up to scrutiny.
That’s what we do. We understand the land, we know the records, and we come to you.
Whether you have questions, need support, or want to explore opportunities—our team is just a few clicks away.
